South Haven Samana is SAMANA Developers' residential address in Dubai South — open space, straightforward connectivity and homes designed around how people actually live.
The location does most of the heavy lifting. Dubai South is a master-planned district that puts homes, workplaces, retail and everyday essentials inside one connected destination, built around Al Maktoum International Airport and the logistics and business corridor beside it. Major highways, the future Airport Express Metro, Etihad Rail and The Loop all pass within easy reach.
Inside, the building keeps things uncomplicated: curved balconies on every home, floor-to-ceiling glazing, a resort-style podium of pools and social terraces, and a rooftop level given over to fitness and recovery. Studios start at AED 599,000, and every layout is sold on a payment plan that runs 1% per month long after you collect the keys.

Every home at South Haven Samana opens onto a balcony, and the curve of the facade means most of them wrap the corner rather than sitting flat against the building. Interiors run on a warm neutral palette: stone-look flooring, timber joinery, fitted kitchens and full-height glazing that pulls the balcony into the living space.
One-bedroom homes come in three arrangements so you can choose between a longer balcony, a separate powder room or a corner aspect. The two-bedroom plan is the outlier — a wrap-around terrace, two bathrooms, a dressing room off the master and a store beside the kitchen.

Payment plan
SAMANA offers two structures on South Haven. Both start with a small deposit and settle the balance in 1% monthly instalments — the difference is whether you hand over post-dated cheques at booking.
You issue post-dated cheques covering the instalment schedule at the time of booking. The lower 10% entry is the trade-off for doing so.
No cheques issued up front. The deposit rises to 15% and the instalment run is five months shorter.
Dubai Land Department registration is 4% of the purchase price plus administrative fees, payable separately from the plan above. Figures are indicative and confirmed in the sale and purchase agreement.

Living room and bedroom both open to the balcony. The kitchen and dining sit together along the inner wall, with a guest powder room next to the entry and a dressing area leading into the main bathroom.
The wider plan. A long balcony with room for a seating set runs past both the bedroom and the living room, and the kitchen picks up a breakfast island. The bedroom carries a full wardrobe wall instead of a separate dressing room.
The corner unit. The balcony wraps two elevations, the bedroom gets a double dressing run into the bathroom, and a powder room sits off the hallway so guests never cross the private side of the apartment.
One per floor. Living and dining sit in a single volume opening to a balcony that wraps the corner, both bedrooms have their own bathroom, and the master adds a dressing room. A store off the kitchen takes the overflow.

South Haven Samana sits inside Dubai South's residential district, minutes from Al Maktoum International Airport and the business, logistics and exhibition zones around it. Expo City, the Dubai Exhibition Centre and Jebel Ali's industrial corridor are all on the doorstep, which is what underwrites tenant demand here rather than tourism.
Connectivity is the other half of the case: Sheikh Mohammed Bin Zayed Road and Emirates Road put Dubai Marina and Ibn Battuta within a short drive, while the planned Airport Express Metro line, Etihad Rail and The Loop cycling corridor are all routed through the district.

Why buy here
The entry price is the point. AED 599,000 with 10% down puts a freehold Dubai apartment within reach of a deposit most investors can write today.
Dubai South is still filling in. New infrastructure, new employers and the expansion programme at Al Maktoum International Airport are all scheduled to land over the same period the building completes — which is the window that tends to move both rents and resale values in a district like this.
The payment structure does the rest of the work. A 1% monthly instalment schedule running 75 months spreads the cost well past handover, so the asset can start earning before the plan finishes. Dubai South is freehold, open to buyers of any nationality, with no annual property tax and no tax on rental income.

There are two. With post-dated cheques (PDC): 10% on booking, 5% in the 4th month, 10% in the 12th month, then 1% per month for 75 months. Without post-dated cheques: 15% on booking, 5% in the 4th month, 10% in the 12th month, then 1% per month for 70 months. Dubai Land Department registration of 4% plus admin fees is payable separately.

SAMANA Developers has not published a completion date for South Haven in its public project material, so we are not going to guess one here. The committed handover quarter is stated in the sale and purchase agreement — register and we will send it with the price list.
Yes to the first. Dubai South is a freehold area, so buyers of any nationality can own outright. On the second: the UAE's 10-year Golden Visa for property investors currently requires a purchase of at least AED 2 million, which is above the entry price here — a qualifying purchase would mean combining units or buying at the top of the stack. Criteria are set by the authorities and change from time to time.
SAMANA Developers, a Dubai-based developer with a portfolio across Dubai South, Dubailand, JVC, Arjan and Majan. The company runs design, engineering, construction and customer handover in-house rather than outsourcing them, which is how it keeps its instalment plans as long as they are.
PDC stands for post-dated cheques. On the PDC plan you hand over cheques covering the instalment schedule when you book, and in exchange the deposit is lower — 10% instead of 15% — and the 1% monthly run is longer, at 75 months instead of 70. The non-PDC plan takes a larger deposit up front and settles the balance without cheques issued in advance. The price of the apartment is the same either way.
Register your interest and you will be sent the current availability list with prices and suite areas. Once you have chosen a unit it is reserved against a booking form, you sign the sale and purchase agreement with SAMANA Developers, and you pay the down payment plus the Dubai Land Department registration fee of 4%. The instalments then run on the schedule in your agreement. Buying off-plan in Dubai does not require you to be resident in the UAE.
Off-plan payments in Dubai are made into a RERA-supervised project escrow account registered with the Dubai Land Department, and are released to the developer against verified construction progress. Your sale and purchase agreement names the escrow account for the project.
